Beautiful 61.96-acre tract offering a combination of productive open ground, rolling terrain, multiple ponds, and impressive long-range views. Currently used for grazing cattle, the property is predominantly open pasture with approximately 90% open ground, providing plenty of usable acreage for livestock, agricultural use, or a future homesite. The terrain offers a mixture of rolling and level ground, with several elevated points overlooking the surrounding countryside. There are multiple potential building sites, including an especially attractive location on the approximately 14-acre portion of the property. This area sits at one of the higher elevations, provides additional privacy and separation from the remainder of the acreage, has its own pond, and offers expansive views that stretch for miles. A blacktop highway runs through the property, with approximately 14 acres situated on one side and the balance of the acreage on the other. Two improved entrances, one serving each side of the property, feature solid pipe construction and metal gates. Electric runs along the highway, providing convenient access for future improvements. There are no restrictions. Water is another strong feature of the property, with three good-sized ponds located throughout the acreage. All three have continued to hold a substantial amount of water even through recent dry conditions. A dry creek also runs along the lower portion of the property. The acreage is mostly fenced with barbed-wire fencing, with approximately 5–8 acres currently unfenced. With its extensive open ground, existing fencing, multiple ponds, and convenient highway access, the property is well suited for its current use of grazing cattle and has the versatility to accommodate a variety of other livestock or agricultural uses. Located approximately 20 miles south of Lebanon, Missouri, the property offers a rural setting while still being in close proximity to a larger town. Whether continuing its current agricultural use, establishing a livestock operation, building a home overlooking the surrounding countryside, or combining residential and agricultural uses, this 61.96-acre property provides a substantial amount of usable ground, water, fencing, access, and multiple possibilities for future improvements.

See MLS Supplement Document for complete details. Kaskaskia Island is the only piece of Illinois that sits west of the Mississippi River, and this 1,020.3± acre farm runs along its western edge. The French founded Kaskaskia in 1703. George Rogers Clark took it for the Americans in 1778, and it served as Illinois' first state capital from 1818 to 1820. Floods starting in 1844, and the great cutoff of 1881, pushed the Mississippi east of the old town and made the island. In 1970 the U.S. Supreme Court settled for good that this ground belongs to Illinois. Very little of it ever changes hands. Families here hold land for generations, and this farm is no exception. The Cohen family has held parts of this ground for more than 150 years. They farmed it before the Mississippi changed course and cut Kaskaskia off from the Illinois mainland. The legal description reaches back to the island's beginnings: Lots A, B and C of Island No. 15, a river island first platted by the General Land Office in the 1830s, together with part of U.S. Surveys 224 and 225, Claim 703, which date to the original French claims at Kaskaskia. The Gordon Cohen Farm Trust Foundation now offers the farm for sale for the first time in generations. The farm is 742± acres in Randolph County, Illinois, and 278.3± acres in Ste. Genevieve County, Missouri. Idlewild Slough, the state line, divides the two. Mitchell Slough bounds the farm on the north, and the public levee runs along its south and east sides. It lies west of Bond Road and the village of Kaskaskia, with a gravel lane off Bond Road leading onto the property. The farm is protected by Ste. Genevieve Levee System No. 2. About 94 percent of it is tillable: roughly 886 acres of levee-protected cropland. The remaining 67 acres are timber and waste, mostly along the east edge. This is flat, workable river-bottom ground. The soils are predominantly Darwin and Wabash silty clays, with Haynie and Nameoki on the sand ridges in the northeast corner. A few low pockets in the central and southern fields hold water in wet years. There are no buildings and no homesite; this is a straight farming operation. The cropland is under a long-term cash lease through the 2031 crop year. It pays $145.20 per crop acre for 2026 through 2028, or roughly $138,000 a year gross on about 953 crop acres. Rent for 2029 through 2031 will be renegotiated before January 1, 2029, with any increase capped at 10 percent. That gives a buyer six crop years of steady income on a farm this size. Farms on Kaskaskia Island rarely come to market, and a contiguous block of more than a thousand acres with this history may not come around again.

Where Hunting, Homesteading, and Country Living Come Together Set along a beautiful drive in the Ozarks, this 72.63 acre hunting and homesteading property offers the rare combination of productive pasture, managed wildlife habitat, abundant water, established infrastructure, and a spacious family home — all within approximately 30 minutes of Lebanon and St. Robert with convenient access to I-44. The property is thoughtfully divided between hunting and homesteading. Open pasture is fully fenced and cross-fenced with rotational grazing already in place, while the remaining acreage has been intentionally managed for big-game hunting, featuring established trails, maintained food plots, hunting stands, natural travel corridors, and bedding cover. Whitetail deer and wild turkey are regular visitors, whether you're watching them step into a food plot at sunset or exploring the trails by ATV, horseback, or side-by-side. Three ponds and a wet-weather creek add beauty, water resources, and wildlife habitat throughout, and with Mark Twain National Forest and Gasconade River access nearby, even more hunting, fishing, floating, and hiking are just minutes away. At the heart of the property is a spacious 2,700 square-foot split-level home featuring four bedrooms, three full bathrooms, and an additional non-conforming room (no window) that would make an ideal bonus room or home office. The finished lower level offers valuable living space for family, guests, a home office, or multigenerational living. Outside, the expansive deck creates the perfect place to unwind — gather with family, watch wildlife move across the property, or relax in the hot tub beneath a wide-open country sky. This is not simply a property with homesteading potential — it is a proven working homestead. The land has successfully supported Mini Jersey cattle, Lowline Aberdeen cattle, mini Nubian goats, KuneKune pigs, and chickens, with fenced and cross-fenced pasture, an established rotational grazing system, and conveniently placed frost-free water hydrants making daily livestock care practical and efficient. Two barns with concrete floors provide space for livestock, hay, feed, equipment, or workshop use, and a greenhouse is already in place for extending the growing season. Six established fruit trees are beginning the foundation of a future orchard, and elderberry bushes add another productive element reflecting the years of care already invested here. Properties offering this level of privacy, agricultural versatility, recreational value, and established infrastructure are increasingly difficult to find. The fences are in place, the grazing system is established, the trails and food plots are maintained, and the barns, greenhouse, ponds, creek, and water hydrants are ready to serve the next owner. This is more than acreage — it's a hunting property, a working homestead, a private retreat, and an opportunity to create a lasting family legacy in the Missouri Ozarks.
